As your property manager, we would perform your move-in and move-outs between each tenant. You will no longer have to contact tenants to inquire about lease renewal. We can oversee this task and any other maintenance/repair request. This includes cleaning, painting, cleaning the carpet, and any other repairs your home may need. 

 

You must also comply with Georgia state law regarding disbursing the tenant’s security deposit timely. If the unit has damage, how much should you charge the tenant, and what release forms should you use to protect you? This can be quite time-consuming and confusing. 

 

We can assist you with all these tasks and see that things go smoothly. We prefer a management model where the tenant works directly with the property manager and has no contact with the owner. This model helps protect the owners and the tenants. If a tenant has issues or concerns, they will contact management directly and handle it accordingly.

 

Other benefits include processing all landlord checks electronically on or before the 10th of each month. In addition, tenants can pay their rent online electronically.

We do not charge any up-front marketing or listing fees upon entering into a property management agreement to begin the marketing of your home.

Provide access to the property via a secured realtor Lockbox system that logs all persons accessing the property. Unlike some property management companies, we DO NOT utilize combination lockboxes and give out access codes to just anyone. 

 

Our lockboxes are only accessed by licensed real estate professionals.

 

Analyze rent rates and property values regularly. We will also advise you of optimal use, rate terms, and conditions of the market. 

 

Maintenance

We provide a visual inspection for all requested repairs in order to assess the need and to minimize owner exposure to high costs associated with unnecessary service calls. *Hassle-free, online maintenance request access for tenants.

 

Coordinate contractor repairs and use qualified, insured, and capable tradespersons. 

 

We supervise all repairs and maintenance requests. *Provide regular A/C and furnace maintenance at the owner’s option.

Complete financial statements and accounting reports via secure online owner’s portal. 

 

Electronic Funds Transfer of owner’s monthly disbursement.

1)      All tenants are carefully screened and selected. We qualify prospective tenants through a professional third-party comprehensive background search, including credit history, background, income and employment verification, and rental history. 
 
2)      We personally show your property, encourage other brokers to show the property, and answer all questions. Licensed real estate professionals only offer your property to protect your investment and represent your best interests. 

3)      Digital photos are taken with the tenant at the move-in inspection to protect you and your investment.

Pricing For Property Management

 

Our Fees For tenant procurement and our ongoing property Management Services Our tenant procurement (leasing) fee =100% of one month's rent. 

 

Our renewal fee = 20% of one month's rent or $250, whichever is greater. 

 

 

Our property Management fee = 10% of the monthly rent. ($125.00 minimum).

 

Repair expenditure = we add 15% per invoice. 

 

We solicit bids, select contractors, and verify work performed. In addition, we obtain owner approval on any repairs exceeding the contract agreed amount.
